Privacy Policy

This draft is written for a U.S. land marketplace. Have a lawyer review it before public launch.

Who we are

This Privacy Policy explains how Marc Labrie and any entity through which he operates the RangeAcre platform (together, “Operator,” “we,” or “us”) handles personal information on RangeAcre. The operator’s contact is Marc Labrie, marc@sandiegowelcome.com, San Diego County, California. This Policy is versioned with the Terms. A new version requires a fresh acceptance before you keep using account features.

Information we collect

You give us your name, email address, password (stored only as a hash), and, when you list property, a U.S. mailing address and phone number. If you opt in to RangeAcre Alerts, we store the phone number, the disclosure you saw, the source of the opt-in (signup, listing, account, or an inbound text), and the time, IP address, and user agent of that record. We also store listing content, photographs, messages, offers, saved searches, favorites, ad creatives, and payment references returned by Stripe. We do not store full payment-card numbers.

We receive technical data from the request, including IP address, user agent, and Cloudflare’s country header, which we use to enforce the U.S. signup gate. We use cookies to keep you signed in. We may use Cloudflare Turnstile to tell signup and contact forms apart from automated abuse.

How we use it

We use information to run accounts, publish listings, deliver inquiries and offers, send the email and optional text alerts you asked for, take payment for upgrades and ads, moderate reports, keep an audit and agreement-acceptance log, and secure the Platform. We use consent records to honor STOP and HELP messages and to show that a text opt-in was voluntary.

Contact details in a thread stay masked until the seller chooses to share them. We do not sell personal information. We do not share it with a broker. We share it with infrastructure vendors who process it for us — hosting on Cloudflare, payments on Stripe, email on the provider configured for the deployment, and texts on Twilio — and when the law or a valid legal process requires it.

Messages and CAN-SPAM

Transactional email about your account and inquiries is part of the service. Marketing email, if we send it, will identify RangeAcre, include a postal contact, and include a working opt-out. We honor opt-outs. Text messages are described in the SMS Terms and are sent only after you check the opt-in box or reply START after a prior opt-in.

Retention and your choices

We keep account, listing, message, payment, consent, and agreement records for as long as your account is open and afterward as needed for disputes, tax, fraud prevention, and the legal record of what you accepted. You may close your account by writing to marc@sandiegowelcome.com. We may retain a suppressed copy of a phone number so we do not text you after STOP.

Residents of states with privacy statutes may request access or deletion where those laws apply and an exception does not. We will not discriminate against you for making a request. This Policy does not expand liability beyond the Terms.
